Easy Home Staging Tips For Sellers

Tags: , ,

Before selling your home, you need to ensure it is staged in a manner that encourages buyers to want to purchase it. You need to make sure they can see themselves living there. With that being said, read on for some helpful tips.

Six home staging DON’TS!

When you are staging your home for a viewing there are some things you just don’t do!

  • DON’T let your pets mingle with the viewers – You may be proud of your lovely little pup, but there is every chance that the buyer will not like dogs. They distract from the house viewing and they don’t smell great either!
  • DON’T answer the door in your slippers – You are a representation of your home. Make an effort to look nice without going over-the-top.
  • DON’T leave unfinished DIY jobs for the potential buyer – Not only does this mean they will have work to contend with upon purchasing the house, but it gives the impression that your property is in bad condition.
  • DON’T leave all of your personal items on show – You may wish to display your niece’s wedding photographs, your child’s baby photos and all the sports awards you have won. However, they stop the viewer from connecting with your property! They need to be out of sight. Use storage units until you move if you have too many items to hide. You can keep your personal items here rather than having them hinder your chances of a sale.
  • DON’T go overboard with smells – Creating a welcoming atmosphere with smell is recommended, but only subtly! Don’t make your house smell like a perfume store or a cherry orchard.
  • DON’T leave things lying around – From your laundry to the phone bill; don’t leave odd bits and pieces lying around the home.

Great tips for creating the right atmosphere to sell your home

Creating the right atmosphere is a must when trying to sell your home! You want the viewers to feel relaxed and at ease, so they feel comfortable enough to take their time browsing your property. It is all about creating that ambience that makes people think ‘I could see myself living here’. Here are two top tips for achieving that feel…

A great way of creating a homely and welcoming vibe is through the use of scented candles. As mentioned above, don’t go overboard. A few carefully placed candles achieve the perfect vibe. Or, you could purchase fragrance sachets. The key is to be subtle with your fragrance selection. You don’t want your viewers to start coughing the moment they walk through your front door.

Another tried and tested way to put someone in the mood for buying is with music. Music helps to put people at ease and it can also make an emotional connection with the viewers. Don’t just play any old song! It must fit in with the style of your home and the individuals that are viewing it. Play the music at a low volume and ensure it is down-tempo. Don’t go for anything too risqué! Keep your selection neutral.

Follow the tips above to stage your home successfully!

Here’s How You Make Sure that You Have Found The Right Car

Tags: , , ,

Image Source: https://bit.ly/2jr307xFinding a new car can really be a daunting experience to say the least. After all, you really do have so much to think about and you also have to consider the investment that you are making as well. If you want to get the best result out of your car and the purchase that you are making then there are a few things that you can do to try and make the whole thing easier on yourself.

Be Honest

The first thing that you need to do is be honest. How often do you go up into the mountains, carry large goods or even transport rubbish to the local tip? If you don’t do things like this very often then there is absolutely no point in you buying a big car. You have to remember that in life, you have things that you want and things that you need, so work out what your actual life-needs are and then work out what you need from your car. This is one of the best ways for you to try and find out if you are making the best decision with your car and it will also help you to know if you are able to save money as a result as well when you are out on the road.

Budget

You probably don’t have a huge pile of cash lying around and for this reason you will probably need to take out a used car loan. When you do this, you will need to take into account your payments, your insurance, your maintenance, registration, repairs and more. There are so many car loan providers out there who can help you to work all of this out and there are even online calculators as well. When you are able to take this information into account, you will soon see that the whole thing is super easy for you to do and you shouldn’t have any issues at all.

Image Source: https://bit.ly/2RW38NwUse a Car Finder Tool

Believe it or not, there are so many auction sites out there that give you the chance to find the perfect car for your needs and you can even search by the category for your vehicle, the options that are available and even the price as well. When you do this, you really do eliminate the chances of you overspending and you can also stop yourself from getting a car that is not really suitable for your needs as well.

Test Driving

Sure, the car that you are getting right now may be similar to the car that you have already but this is not the case at all. You should always make sure that you test drive the car as much as you can and you should also try and put the work in to see if it suits your driving style. Some people are more drawn to certain cars when compared to others and the last thing that you need is to be locked into a deal with a car that just doesn’t suit your driving style.

Finding Appropriate Care For Your Aging Parent

Tags: , , , ,

Image Source: https://bit.ly/2OBgSiZThis worry has been creeping up on you slowly for a while now, and you knew the dreaded day would come when you’d have to start looking for options of care for your aging parent. It’s not a pleasant subject, but an important one nonetheless, and must be handled very carefully. If you’re working full-time, and your aging loved one has found themselves in need of more care urgently, you could be feeling immense pressure to find an answer. There are a few steps that can ease you in the direction most appropriate for you and your parent.

Assessment

The first step on finding appropriate care for your aging parent is seeking an assessed by a professional Aged Care Assessment Team. This determines how well your loved one could manage care on their own, or what degree of help they need. To do this, you must go to the My Aged Care website, and get in contact with them regarding consultation for your loved one, to become part of the Federal Government’s aged care system.

Care at Home

Many aging people continue to enjoy their home comforts, and the thought of moving from their sanctuary is a nightmare. For those who are assessed as safe to do so, your aging parent may be able to stay living at home, with the assistance of a care package – a team of caregivers caring for your loved one in their own home. Unfortunately, these care packages often come after a substantial wait – something you may not be in the position to allow for.

Respite Care

If you feel as though you are in need of care for your aging parent now, but are unsure about long-term, then respite care may be the answer. Respite care is usually care provided by an Aged Care facility for a short period. This gives time for other arrangements to be made if necessary, for your loved one to experience what an Aged Care facility is like, and to provide you with a chance to get everything in order in the comfort of knowing that they are safe and well looked after.

An Aged Care facility is often for those who are assessed as unable to manage at home, even with a care package. There are fantastic Aged Care facilities around, enabling your aging parent a new sense of home, being well looked after and in the company of others in a similar situation. It’s an opportunity to be safe, secure and offers the valuable interaction that many aging people miss out on. While an Aged Care facility provides some great relief, it is something to be carefully considered beforehand, taking into account the desires of your loved one.

It’s important to stay calm and not to panic when faced with decision making for your aging parent. Make sure that you discuss their options with them, to keep them involved with the process. It is a daunting time for you, but quite possibly more worrying for your loved one. Having had the correct assessments for your loved one, you should have the right information to help you moved forward in the appropriate direction.

Everything Businesses Get Wrong When It Comes To Outsourcing

Tags: , , ,

Image Source: https://bit.ly/2P2NqlkOutsourcing can be a great resource to many different companies. It makes it possible for a business to increase their workforce for specific projects without increasing their expenses too much and putting a strain on their budget. However, some businesses find that outsourcing doesn’t always go as they had planned. More often than not, this is because the company’s managers who have been left in charge of the outsourcing have made a few very critical errors. To make sure that this never happens with you and your company, this blog details some of the most common outsourcing errors and how you can prevent them from happening.

Not Understanding What Needs To Be Outsourced

One of the most critical mistakes that many companies make is that they don’t fully understand what needs to be outsourced. As a result, they end up outsourcing the wrong kinds of tasks and waste money on paying contractors to do jobs that could be taken care of in-house for very little charge. The basic rule of thumb is that it’s best to outsource technical and jobs that need to be done by a specialist. For example, you would need to outsource custom software development to a specialised company. However, a simple job like content writing could be done by your in-house team.

Not Taking Time To Choose The Right Contractor

Looking for the best contractor to hire for a one-off project is just like looking for a full-time employee to join your company’s team. You need to take the recruitment process seriously and take the time to review portfolios and invite applicants in for interviews. This will give you the chance to figure out which of the applicants is the perfect fit for your company and the project in question. That way, you know the work will be carried out to a high standard.

Forgetting To Put A Contract In Place

Even though the contractor might not be working with you for a very long period, it’s still necessary to put a contract in place between the two of you. This details the scope of the work and what is expected from both parties. It should also outline if and how the partnership can come to an end prematurely. This contract will prevent any disputes come about in the future.

Neglecting Remote Workers

For some freelance projects, the contractors will be able to work remotely. This can help entrepreneurs as it means they don’t have to find the room and pay for overheads in them in the office. However, if you do let your freelancers and contractors work remotely, it’s important that you don’t forget about them. You will still need to liaise with them on a regular basis and check on their progress. If you don’t, it could negatively affect their motivation and productivity.

Hopefully, you will never make any of these very common outsourcing mistakes that other companies make. And that should make it a lot easier to feel all of the benefits and advantages that outsourcing can bring!

What You Need To Film Your Own Video Advertisement

Tags: ,

Did you know that companies will spend hundreds of thousands of dollars on their video advertisements that will never be shown on TV? The new median is the only video sharing platforms but their audiences demand something new. You have probably already seen this at work as YouTube ads can sometimes be skipped after just 5 seconds. Other advertisements can last anywhere from 10 to 30 seconds long. However, these don’t have a skip button so they better be worth it to sit through or else, the user will click away. YouTube tracks this so an ineffective advertisement will less likely to be shown. But, hiring companies out to do filming is very expensive so how can a small business make the most of what funds are available? Film it yourself!

All creative minds on deck!

Let the battle of ideas commence! As aforementioned your advertisement will only last a maximum of 30 seconds if that is your intention of a longer play. However, most ads need to be great for the first few seconds in order to grab the attention of the viewer. Therefore you need to make a two-part idea in the same ad. The first few seconds have to be something that is thought-provoking, challenging, scary, exciting or something of this nature to make sure the viewer doesn’t ‘skip’. All your creative minds need to assemble of think of the perfect ideas for this.

Start sending early

Start sending out advertisements for actors early! One cannot imagine the absolute pain it is to find the right actors for your production. Specifically reach out on online job search engines such as Indeed and LinkedIn. Professional actors is what you should aim for, but if you don’t mind working with students then include them in the possible choices also. The key is to get your idea formed and begin sending out notices that you’re looking for actors as quick as you can. Some actors may need to read for the part, others have the exact look you want and thus you may rely on their previous work as a reference point.

Introduce your business

If you are going to give the audience something real, how about filming your business? Show the inside of your warehouse and how it operates. Supply your business with the best equipment you can afford first so you make a good first impression. Check out the forklifts for sale Melbourne at Auslift which are modern and perfect for lifting pallets from storage. Introduce the audience to your business by showing the genuine ways in which you operate day to day.

Business advertisements have really been given a new lease of life with online video sharing platforms. Indeed there is a skip button but if you can do just enough to hold the attention of just 5% of the audience for more than 5 seconds, you stand a large chance of making sales by drawing attention to your business.

Things To Consider When Writing Your Will

Tags: , , ,

Death isn’t most people’s favourite conversation topic. However, addressing your will is imperative. To ignore this duty would heighten the risk of leaving your family in a terrible financial position if you were to pass away. It is not only the money that matters either. You have to think about appointing a guardian for your minor children as well. Don’t you want this to be in your control? All things considered, to say writing a will is imperative is a monumental understatement. The necessity of this cannot be put into words.

Image Source: https://bit.ly/2Ow1y6YWriting a will can be a lot more difficult than imagined. There are so many different aspects you must consider. As mentioned, appointing a guardian for any minor children is imperative. It is always recommended to identify a first and second choice. You should explain why you think the adult in question will provide stable and continuous care. You must also state the relationship between the child and the adult.

Another role you will need to identify is the beneficiaries of your will. From properties, to money, to smaller assets; you need to embark on thorough estate planning. Most people tend to leave their assets to their partner and their children. Don’t neglect the ‘what if’ possibilities. What if you and your partner passed away at the same time? What if you are remarried – Do you want your assets to go to your children rather than your new spouse? Also, a lot of people don’t realise that their debt is deducted from their estate. If you don’t want your kids to miss out, use a credit card monthly interest calculator and put together a debt repayment plan so you can get this paid off sooner rather than later.

In addition to the points that have already been mentioned, you will also need to decide on a personal representative to execute your wishes. The word ‘representative’ is imperative here. You have to trust the individual’s judgement. In fact, your judgement will be in question when writing your will as well, in the sense that you must be of sound mind before you begin to write it.

Knowing what not to include in your will is just as important as knowing what to include. Some of the things that cannot be incorporated are certain types of property, such as; joint tenancy property and property in a living trust. Many individuals are tempted to leave their funeral instructions in their will. This is ill-advised. In most cases, the settlement of your estate and alike will not be handled until after your funeral.

It is also worth noting that your will may need to be updated on one occasion or more. A lot of people write their will and then they put it to the back of their mind and never think about it again. However, circumstances can easily change. What if you end up getting divorced? What if the person you identified as a guardian is no longer suitable? What if your finances have changed? Updating your will is imperative.

Finally, professional aid is always recommended when it comes to writing a will. This will guarantee that everything is handled the right way so that your family and loved ones are protected in the event of your death.

Are You Managing Your Finances Effectively? Let’s Discuss

Tags: ,

Image source: https://bit.ly/2AeCSHpNo matter what you do, your financial situation can really dictate your lifestyle. Money doesn’t make you happy, we know that, but it can make life easier when things are managed or you feel comfortable with your situation. So in any circumstance, when it comes to your finances, the last thing you should do is bury your head in the sand. It is always best to take control. But how can you manage your finances more effectively? I wanted to share with you some of the things that you could try.

Tackle debt once and for all

Sometimes our biggest outgoing can actually be the debts we have to pay back. The issue can come from not just the amounts, but the rising costs to pay them back when it comes to interest. A great idea is to try and consolidate those debts into one payment instead of multiple ones. This means that you only have one cost of interest as well. A quick look online will highlight the best consolidation loans around to help you get started. If this isn’t an option, then focus on paying more off the one that is costing you the most. Reducing your debts is a long journey, but it can help you get to financial freedom and free up more money each month when you do.

Budget and be savvy with your spending

There will always be spending that needs to be done. You will buy food every week to feed yourself and the family, you will need clothes when things are worn out or a change in the season, and of course, we all need a lifestyle where we get to spend time with the people we love. Don’t let the costs spiral out of control and be more savvy with your spending. Meal planning can help reduce the costs of food, using coupons and discount codes can reduce the costs of spending on other items or evenings out. Looking out for deals can also be a great way to still enjoy yourself without the big bill.

Could you be spending less on those bills?

On the subject of bills, are you really spending the least amount possible? The truth is, you probably aren’t. When was the last time you switched your energy provider? When was the last time you looked at the insurance products you have? Sometimes loyalty doesn’t pay, and you could be missing out on cheaper rates and deals with other providers.

How much do you really have left as disposable income?

Finally, could you be doing more to increase your disposable income? The answer is likely to be yes. There could be bills leaving your account each month that you thought had been cancelled. You may have been spending more on regular debits or wasting more food instead of buying less. However, you could also boost your disposable income in other ways. Decluttering your home and selling unwanted things online, or even looking at ways to make a little extra online. There are things you can do if you were a little more proactive.

I hope that these tips help you to manage your finances more effectively.

Getting Over Your Phobias

Tags: , , ,

Fear is normal. We’re all scared of something. But, the levels vary. You might be a little afraid of spiders, but still able to deal with one when you are home alone and you have no choice. You might feel anxious about driving to a new place for the first time, but you force yourself to get in the car and do it anyway. You might even feel a little uncomfortable in the dark, but you get by. These kind of fears are normal. We live with them, and for the most part, they don’t have a negative effect on our lives.

Source – https://unsplash.com/photos/smuS_jUZa9I

But, some fears are more than this. They can lead to anxieties that great that you can’t leave the house, or do the things that you love. Real phobias can affect everyday life, harm your health and stop you finding enjoyment in your life. They can interfere with relationships and job prospects, and they can cause you stress, high blood pressure, and insomnia. Whether your fear is just a little annoying, or completely debilitating, here are some tips to help you to get over them.

Identify the Cause

Try to figure out exactly what it is you are scared of. If you are terrified of going to the dentist, it’s unlikely to be the dentist him or herself that you are frightened of. Are you scared that it will hurt? Do the sounds and smells bother you? Is it just that you don’t know what will happen when you get there so you can’t prepare?

If you can identify exactly what you are scared of, you’ve got a much better chance to combat it. You could try a new dentist like some one at Bowral Street Dental Practice, who will put you at ease. You could wear headphones and listen to music so that you are distracted from the sounds of any equipment. Or, you could ask your dentist to talk you through everything before you get in the chair, and then to keep you informed all the way through.

Think hard about your fears, and try to locate what it is you are scared of. Break it down, and try to find things that will make you more comfortable or take your mind off your anxiety.

Confront It

It’s not always possible to just force yourself to get on with it. But, if it is, you should. Get rid of the spider, get in the driving seat more often and go for regular dentist check-ups. Try to do the things that you are scared of more often, and they’ll soon lose their power over you.

Talk About it

Sometimes, we think that we’re alone. We believe that our fears are silly, and we try to hide them. Then, one day you might mention it to a friend, only to find that they feel exactly the same. Just realising that you are not the only person feeling this way can help you to take back some control of the situation.

Expect the Best

One of the main reasons that we get scared is that we always think of the worst case. We worry about what will happen if everything goes wrong. Try to be more positive. Don’t expect the worst, expect the best. Then, even if things do go wrong, you won’t have had time to panic.
